There is a private wine Room ("Cellar") with full caterer's kitchen for private functions.

There is a first class Fitness Center with state-of-the-art equipment.

Ample storage rooms are available for purchase.

There is an elegant private lobby with a 2-story ceiling.

There are 14 guest-parking spaces plus street parking.

Tandem and or side-by-side assigned parking spaces are available.

Access to the private parking garage is through controlled access gates. Each Homeowner will receive two transmitters.

Visitor access is through the lobby via a phone entry system that will also enable the Homeowner to have video capability through their television.

There are two (2) elevators. Dimensions: 6' 8" wide x 5' 5" deep and 9' tall are approximate.

There are two (2) stairway exits from the building.

There is a maintenance work area for an on-site employee. His/Her duties will include but are not limited to:

Landscape
Cleaning garage area
Light maintenance
General residence assistance

Cleaning the pool
Cleaning hallways
Trash Duty

All structural floors will be constructed using plywood forms, therefore there may be minor markings in the concrete ceiling.


The building has a fire sprinkler system for the common areas as well as the individual units.

Exterior Features
With elegance and style in mind...

The Metropolis is to be built according to plans and specifications by Spencer Partnership Architects, with modifications by the developer during the construction process.

Exterior is EIFS, glass, with accents made from pre-cast concrete. Plans call for 8" or 9" of concrete between floors. The party walls are double wall construction with four layers of drywall and sound insulation between the studs.


Detailed and varied balcony railings compliment the building.


Double thermo paned windows will vary in number and size due to the variety of floor plans. The amount of total glass area will vary depending on the floor plan selected.
The roof is a single ply system over tapered insulation on top of an 8" or 9" concrete deck.


The swimming pool is oversized. There will be extensive landscaping within the pool courtyard, the motor court and at the entrance. A fountain is preliminary planned for the corner of Desert Inn and Debbie Reynolds.

Interior Features....

The building includes Lofts and Flats.


All residences will have a balcony/terrace. Total square footage varies with floor plan.


Loft ceilings are preliminarily designed to be 9' on the lower level and 9' on the upper level.

The open living areas will have 19' 6" high ceilings.


Flats are designed to have 10' 9" ceilings.


Units vary in width from 21' - 28' wide


Generally, the first floor will be a combination of sealed concrete, wood, tile, and carpet. This canvary from unit to unit.


Shower walls are marble or slate.


The front door will be either single or double 7'x 7' 6" or 8' solid core, depending on the floor. The upstairs or downstairs bathroom door will be a glass door with the Buyer choosing from standard glass samples. All other interior doors will be standard hollow core.


Mechanical plans call for most units to have two (2) AC units.


Appliances are stainless steel General Electric to include side-by-side refrigerator, dishwasher, oven, microwave and an electric cook-top with down draft ventilation.
Wine chillers are included as standard features in most homes.


Master bathrooms will have a 6' whirlpool tub and OVERSIZED shower. Guest baths for most units will have a 3' shower or larger.


Mirrors above the bathroom vanity will typically be full height (up to the ceiling) with two or three lights, depending on floor plan. Bathrooms with pedestal sinks will not have a developer-supplied mirror.


Pedestal sinks are standard in some floor plans.


Plumbing fixtures are chrome finished.


The stairways to the 2nd floor sleeping area are scheduled to be metal or wood with carpet, varying, depending upon the floor plan chosen.


Lighting consists of track lights, stem halogen and other fixtures.

The building will be wired for cable TV, multiple phone lines and high-speed internet.
There is an oversized 80-gallon hot water heater for each unit.


Crown molding in the living room is standard for Flats
Many units feature even more upgrades.
